5 steps to your new home
Many of us dream of a home on the Costa Blanca, but let themselves be put off by the unknown. In these five steps, we try to give you a clear overview of how the process of buying a property in Spain expires. Obviously there are some differences in the buying process in Spain and in your home country, but also a lot of things that go similar. To ensure a safe purchase for you, all the projects offered by us are checked carefully before we offer them on sale. On top of that you get for each deposit a bank guarantee, which guarantees the solvency of our construction parntners. We also know our promoters through and through, as we have been working with most of them for more than 20 years. STEP 1: Choose the right partner
Assure yourself your future partner has a real office at site, this is indispensable. You need an easy accessable partner at all times, especially after your purchase. Make sure they speak your language. Compare your needs with the offer of the real estate agent. Our services during the inspection trip are free, your real estate agent is paid by the property developers. The price of your home is the same directly from the promoter as it is when you buy through our company.
STEP 2: Visting all your options at site
Through a viewing trip or if you are on the spot here. Buying property in Spain, however, is a lot more than just visiting homes. Ensure that the necessary time is taken, so you return home as a well informed new homeowner in Spain.
STEP 3: You found the right property
Inform yourself about all additional costs such as maintenance of the urbanization, tax, refuse collection. After all parties agree, a reservation contract is prepared and signed. You usually make a down payment of 3,000 euro to get the property from the market and on your name.
STEP 4: At the notary
After a lapse of at least 2 weeks you can already move on the transfer of the home. Within that time we already regulated the application of your necessary NIE number. (Identification number for foreigners) and we will open for you a bank account from which all necessary payments as the payment of IBI (land registry tax), water and electricity, community charges and etc can be paid. Before our appointment with the notary we do the inspecting the property. Emigra accompanies you to the notary, we provide the translation and are also included in the purchase deed. Of course, you may be assisted by an external law firm if you wish so.
STEP 5: decorating and enjoying your new home
Take advantage of our excellent after-sales: looking for electro and furniture together and arranging all connections of water and electricity, reception of delivered furniture, finding your way in the region …. We also provide your home insurances. We will ensure you will feel at home quickly at the Costa Blanca.
Additional costs for purchase of new build property in Spain are: 10% VAT + 1,5% AJD (stamp) + about 1500 euros notary and registration fees
